For matters arising from a particular real estate transaction or brokerage relationship, applicable federal law and the laws of the state in which the property, transaction, or services are located will apply as appropriate.
Such matters may also be governed by separate brokerage, agency, listing, purchase, sale, lease, or other written agreements executed by the parties.
For disputes relating solely to the use of the Maison Collective website or digital Services and not arising from a particular real estate transaction, these Terms will be governed by the laws of the Commonwealth of Virginia, without regard to conflict-of-law principles, unless applicable law requires otherwise.
Individual Disputes and Class Action Waiver
To the extent permitted by applicable law, disputes between you and Maison Collective arising solely from these Terms or your use of the Services will be handled on an individual basis.
To the extent legally enforceable, you agree not to bring or participate in such claims against Maison Collective as a plaintiff or member of a class, collective, consolidated, or representative action.

Any dispute arising from a particular real estate transaction may instead be governed by the dispute-resolution provisions contained in the applicable transaction or brokerage agreements.
Severability
If any provision of these Terms is determined to be invalid, unlawful, or unenforceable, that provision will be interpreted, modified, or limited to the minimum extent necessary to make it enforceable where possible.
The remaining provisions will continue in full force and effect.
No Waiver
Maison Collective’s failure to enforce a provision of these Terms does not constitute a waiver of that provision or any other right.
Entire Agreement
These Terms, together with the Maison Collective Privacy Policy and any additional website agreements, disclosures, or terms applicable to specific Services, constitute the agreement governing your use of the Maison Collective website and digital Services.
Separate written agreements concerning brokerage representation, agency, listings, purchases, sales, leases, or other real estate transactions will govern the subject matter of those agreements and will control where applicable.
